Blanket loans

You can finance multiple properties with one loan using the same mortgage agreement. Be aware that all properties must be in the same state, and you’ll likely pay much higher closing costs on a blanket mortgage.

Portfolio loan

Banks can originate portfolio loans that are held in the bank’s portfolio over the life of the loan. Rather than selling the loans to secondary investors, the lenders keep the loans on their books. They can set their own requirements and charge more fees.
